1. Reservations A reservation is considered confirmed once the required booking procedure and payment conditions have been completed. The booking confirmation will contain the relevant details regarding the property, dates, number of guests and applicable rates.

2. Guests Only the number of guests stated in the reservation may stay at the property. Any changes to the number of guests must be communicated to and approved by the host in advance.

3. Check-in and Check-out Check-in and check-out times will be communicated before arrival. Guests are kindly requested to respect the agreed times unless an alternative arrangement has been confirmed with the host.

4. Payment The total price, payment schedule and any applicable additional charges will be communicated during the booking process or included in the booking confirmation.

5. Cancellation Cancellation conditions depend on the rate and booking conditions selected at the time of reservation. The applicable cancellation policy will be clearly stated in the booking confirmation.

6. Damage Guests are responsible for any damage caused to the property, furniture, equipment or other items during their stay, except for normal wear and tear. Any damage should be reported to the host as soon as possible.

7. Behaviour Guests are expected to behave respectfully towards neighbours and the surrounding community. Excessive noise, parties, unlawful activities or behaviour that causes disturbance are not permitted.

8. Personal Belongings Guests are responsible for their personal belongings during their stay. The host cannot be held responsible for loss, theft or damage to personal property unless otherwise required by applicable law.

9. Changes to the Property The host reserves the right to carry out necessary maintenance or repairs. Where possible, guests will be informed in advance of any work that may affect their stay.

10. Compliance with Local Regulations Guests must comply with all applicable Italian laws, local regulations and accommodation requirements, including providing the identification information required by law.

11. Liability We make every reasonable effort to ensure that the apartments are safe, clean and accurately described. However, we cannot be held responsible for circumstances beyond our reasonable control, including interruptions to public services, extreme weather, transport disruptions or other force majeure events.

12. Acceptance By making a reservation and staying at one of our properties, guests acknowledge that they have read and accepted these terms and conditions and agree to comply with the house rules.
